Before the number

A list price is a decision, not a measurement.

A number on its own does not tell you what your house is up against, which sales support it, or what to consider before listing. Those are the parts that actually shape your decision.

It also does not tell you where it might be wrong. A price range is easier to trust when you can see which prices are well supported by comparable sales, which are less well supported, and what would change the range. That comes with your review.

Current competition

Your house is not priced in isolation

Relevant closed sales show what buyers paid under the terms and market conditions of those sales. That evidence is always a little out of date, because those conditions have already passed.

Active listings do something different. They show what a buyer can pick instead of your house right now, and that is the comparison a buyer is actually making. Price your house without looking at what it is sitting next to, and you are guessing.

Pending listings sit in between. They hint at where demand is heading, but the final terms are not public yet and a pending sale can still change or fall apart. They are a clue, not an answer.

Worth knowing either way

What makes a comparable sale actually useful?

A comparable sale is evidence, not an answer. How useful it is depends on whether a buyer considering that home might also have considered yours.

No single shortcut replaces a careful comparison. Here are the details Crystal considers:

  • Where it is. Not a circle on a map. Consider location, nearby amenities and the alternatives a buyer might reasonably compare. A century home near Louisiana Avenue and a newer house on the growing edge of town share a ZIP code and may still be poor comparisons for each other.
  • Style, age and size. A 1990s two-story home and a newer home are not automatically comparable because they have similar square footage. Compare living space above ground and basement space separately, including whether each space is finished.
  • Condition and updates. Check how each home’s condition and renovations compare with yours.
  • Layout, basement and garage. Compare bedroom count and the floor plan, along with basement condition, finished space and garage size. Two houses that look alike on paper can differ on all of them.
  • The lot and what is around it. Size, which way it faces, what backs up to it and what sits on either side.
  • How recent it is, and what the market was doing then. A sale from a very different market needs explaining, not just a date.

Before you spend money

Getting the house ready is a money decision

The question is not what makes a home nicer. It is what changes how your home competes, at a price that makes sense for when you want to sell.

Start with a review

Look at cleaning, clutter, unfinished repairs and visible problems. Separate simple presentation work from repairs that need an estimate or a specialist before you decide what to do.

Worth looking into first

Work where the cost, your home’s condition, buyer expectations and your timing give you conflicting reasons for doing it or leaving it alone. Paint, flooring, fixtures and landscaping usually land here. The right answer depends on the house.

Do not commit yet

Big renovations started because of a general idea about what buyers want. A kitchen or bathroom project can absolutely be the right call, but it should come from your house and what it is competing with, not from a rule of thumb.

Your pricing options

Three ways to price the same house

These are three approaches to setting an asking price. Each carries different risks, and none guarantees a sale price.

Competitive

An asking price chosen to compare favorably with similar homes for sale. It may attract interest, but buyer response and the final sale price remain uncertain.

In line with the sales

An asking price close to what the comparable sales support. Buyer response once it is live still varies.

Reaching for the top

An asking price near the upper end of the range supported by comparable sales. If buyers do not respond, you may need to adjust it.

None of these is right every time. The right one depends on your house, what it is competing with the week it goes live, how strong the sales evidence is, and what you need out of the sale. We discuss those tradeoffs before you list.

Five questions to ask before you accept any list-price recommendation

Use these questions when you talk with Crystal or another agent about a recommended price. Good answers to these five are the difference between a price and a strategy.

Which homes on the market now will buyers compare mine with?

If the answer is only a list of past sales, the recommendation is looking backward.

Why these particular closed sales, and what did you leave out?

What was left out matters as much as what was put in, and anyone who chose carefully can explain both.

Which differences between my house and those homes affected your recommendation?

A good answer explains the relevant differences, and where their effect on price is uncertain.

What would make you revise this range?

A good answer tells you what new information, about your house or about the market, would change the number.

What would you spend money on before listing, and what would you leave alone?

That question can help you avoid work that does not make sense for your house or your timing.

Crystal addresses all five questions in every 43551 Seller Strategy Review. Start with your address

Questions about the review

No. An automated tool runs your address through a formula. This is a set of sales picked on purpose, compared against what is on the market right now, and read by a person. That is why it takes longer than a website tool.

No. You can request a review while you are still deciding whether to sell, or what work to do first.

No. There is no obligation. The five questions above are on this page so they are useful to you even if you interview several agents and pick someone else.

No. This is a market analysis to help you plan a listing. An appraisal is a separate, regulated opinion of value from a licensed appraiser. If a lender, court or another party requires an appraisal, ask what qualifications the appraiser must have and what the appraisal must cover.

First, enter your address. In step two, add your name, email and phone, and say when you might sell and what condition the house is in. Those are all needed to prepare the review. The last box, for anything else Crystal should know, is optional. Crystal then contacts you to discuss how to go through it.

Use the home valuation instead. It covers Greater Toledo and is prepared by the same person. The 43551 review is kept narrow on purpose instead of stretched to fit every market.
