Six areas to explore, with questions to consider in each.

Historic

The Old West End

The Old West End is known for its collection of late-Victorian and Edwardian homes, with large rooms and original woodwork. For an older property, review the condition of the structure and major systems, along with the cost of maintenance.

West Toledo & Point Place

Solid mid-century houses across West Toledo and Point Place. Compare price, condition and location for each home, and in Point Place verify any water views or water-access rights for the specific property. Condition varies street to street, so an inspection matters.

Oregon & Northwood

Consider Oregon and Northwood separately when comparing homes. Check the actual lot size, your commute route, and the property’s access to parks, Lake Erie or Maumee Bay State Park. Use current comparable listings to judge competition.

A closer look at Perrysburg

A closer look at six Perrysburg areas, with questions to consider when comparing homes.

Historic Downtown

Character you cannot rebuild

An older, walkable part of Perrysburg, laid out along Louisiana Avenue and running down toward the Maumee River. Century homes, deep front porches, brick sidewalks, and restaurants and shops within walking distance.

Best for: buyers who want architecture and atmosphere, and who are energized rather than daunted by an older house.

The trade-offs: smaller lots and tighter garages. Check the age and condition of the home and its major systems — plaster, older wiring and original windows are common in houses of this age. An inspection can help identify repairs and maintenance needs.

Selling here: photography should show the architectural details clearly. Woodwork, light and proportion are much of what a buyer is looking at.

Village at Riverbend

Comparing homes in Village at Riverbend

Newer construction on the growing edge of Perrysburg, with open floor plans, current finishes and attached garages.

Best for: buyers who want current finishes.

What to check: the age, condition, finishes and any warranty coverage of the home you are considering. Check the landscaping and the distance between homes.

Selling here: compare existing homes for sale nearby with any new construction currently available, including any discounts or other offers from builders and the conditions attached to them.

Three Meadows

Comparing homes in Three Meadows

An established Perrysburg neighborhood with mature trees, generous lots and sidewalks.

Best for: buyers who want larger lots and mature trees close to the center of town, and who value a settled street over a brand-new one.

What to check: condition and updates can differ from one home to the next. Compare the roof, the heating and cooling systems, the kitchen, the layout and the lot.

Selling here: before selling, review any proposed work against its cost and the comparable homes buyers can choose now.

Fort Meigs & the Riverfront

History, river views and green space

The stretch around Fort Meigs and along the Maumee, where the setting is the draw: the historic site itself, and the riverfront parks and trails. It feels like somewhere, in a way the newer parts of town are still growing into.

Best for: buyers who want to be near a trail or the river, and who will pay for a view or a lot that backs up to green space.

What to check: homes in this area vary in age, style and condition. Check any claimed river or trail access for the specific property. Review flood information and discuss insurance requirements and costs with your lender and insurer early in the process.

Selling here: if people are buying the setting, the marketing has to show it. Aerial photos, twilight shots, and pictures of the trails and the river that a buyer moving in from out of state has never seen.

Levis Commons

Convenience as the main event

The area built around the Town Center at Levis Commons — shops, restaurants, a cinema and offices, with condominiums, townhomes and newer single-family homes arranged around it.

Best for: buyers who want dinner, coffee and errands within a few minutes of the front door, with easy access to I-475 and I-75.

What to check: how close the specific home is to the shops and services you use, and which maintenance tasks remain your responsibility. Review any association fees and rules before committing. Visit at different times to assess traffic and noise.

Selling here: clear photos, video and floor plans can help buyers understand the property.

Indian Creek, Barton Creek & Wellington

The established subdivisions

Indian Creek, Barton Creek and Wellington are established Perrysburg subdivisions with curving streets.

Best for: buyers who want a home close to shops and commuter routes, between a century home and a new build in age.

What to check: compare each home’s age, construction, condition, layout and lot. Similar-looking homes can differ in important ways.

Selling here: review the comparable properties buyers can choose now before setting a price and a marketing plan.
