The honest version
Three things to work through before you list
Preparation and pricing choices deserve attention before your home goes on the market.
Listing before it is ready
If repairs or cleaning are unfinished, early visitors may see a home that does not present as well as it could. We decide what needs attention before setting a launch date.
Pricing on hope
A price above what comparable sales support may limit interest. We review the evidence before listing, and revisit the price if buyer response calls for it.
Marketing that stops at the MLS
Entering a listing into the system is the bare minimum. It is not a marketing plan.
Start to finish
How your sale actually goes
Six stages, grouped into the three phases every sale passes through.
01
The walkthrough — free, no commitment
We walk the house together, room by room. I tell you what buyers in your price range will notice, what is worth fixing, and—just as important—what to leave alone. You get a written list. You are under no obligation to list with me, or at all.
02
A price range based on relevant sales
I review recent sales of comparable homes, widening the search when needed. We look at condition, lot, updates and current competition, and I explain how the evidence supports the range.
03
Prep, stage and shoot
Repairs coordinated with contractors I trust, staging advice using what you already own, then the photography and video agreed in your plan. Everything ready before day one.
04
Launch, loudly
Your listing is shared through the MLS and participating listing sites, with additional promotion as agreed in your marketing plan. That can include paid social media ads aimed at buyers searching your area, an email to my agent network, a preview for other agents, and promoted open houses. We agree how showings will work around your schedule, and I pass on what buyers and their agents say, so we can see how the home is being received and adjust if needed.
05
Offers, negotiated properly
Every offer explained beyond the price: how solid the buyer’s financing is, whether the appraisal is likely to be below the offer price, what issues the inspection could raise, and the dates. The highest number is not always the best offer, and you will know why before you sign.
06
Contract to keys
Inspection, appraisal, lender, title. If the inspection leads to repair requests, we review them together and decide how to respond before the contract deadline. If an appraisal comes in below the contract price, we look at the report and the options your contract allows. I chase every deadline so you do not have to, and you hear from me before you have to wonder.
Every sale starts with price. I review recent sales and your home’s details myself, then talk you through the range.

Questions sellers actually ask
Broker fees and commissions are negotiable and are not set by law — there is no standard, fixed or required rate. Before you sign, I will explain my fee and any fee you may agree to pay the buyer’s brokerage. I will also explain estimated closing costs line by line, including title charges, transfer taxes and your share of property taxes for the tax period. You should never be surprised at the closing table.
It depends on the house, the work needed, your budget and your timing. We can review repairs, cleaning and presentation before you spend money. A large remodel should be considered against its cost and the homes buyers could choose instead; it may not be the right step before selling.
Timing depends on the home and current market conditions. I can review recent comparable sales and explain what they suggest, including where there is too little evidence for a useful estimate. Ask me and I will look at the area you are considering.
Not necessarily. It depends on your financing, equity, timing and comfort with risk. Options may include buying with financing your lender approves, negotiating a temporary stay after closing, or making your purchase depend on selling your current home. We discuss the sequence before you commit to selling or buying.
We review the showings, feedback, price and current competition, then discuss what to change. Before you sign a listing agreement, I will explain its term and any cancellation conditions.
Yes, but the lease shapes the plan. We look at its terms and end date, how much notice the tenant is owed before showings, and whether to market the home with the lease in place or after it ends. Where the lease or the notice rules are unclear, get advice from an attorney before we set a timeline.
Local context
Selling across the Toledo area
Toledo is not one market. The homes yours is measured against depend on where it is and what it is.
Toledo and the surrounding communities
A Toledo city neighborhood, an older suburb and a newer Wood County subdivision can be a short drive apart and still compete with very different homes. The comparable sales and competing listings I review come from the part of the market your home actually sits in, and I will tell you when there are too few to lean on.
Planning to sell in Perrysburg?
Perrysburg and ZIP 43551 are my closest focus. For a home in 43551, the Seller Strategy Review looks at how it would compete with the recent sales and current listings around it, before you decide on a price or on any work.
Thinking about selling without an agent?
Some owners sell on their own. The guide walks through pricing, marketing, showings, offers, inspection and closing, and how to compare doing it yourself with listing.
