Buying around Toledo

Find a home that fits — and make an informed offer.

Start with your budget, your priorities and a plan for comparing homes.

How it works

From first look to front-door key

Sort out how you are paying first

If you plan to finance the purchase, speak with a lender about pre-approval. If you are paying cash, prepare the documentation needed for your offer. I can introduce you to local lenders — and you are free to use your own.

Get honest about the neighborhoods

Every part of this metro trades something for something. Walkability for lot size. New finishes for mature trees. A shorter commute for a busier road. I will tell you the downsides too — that is the part you cannot get from a listing site.

Agree how we will work together

Before we start looking at homes together, we will discuss representation, the services included, how compensation works, and the terms of any required buyer agreement. Fees are negotiable. Ohio requires a written agreement before an agent makes an offer on your behalf, and listing rules can require one earlier.

See homes as they come up

We can set up listing alerts for your search and arrange showings when available. I can also share other opportunities when the seller’s instructions and applicable listing rules allow it.

Understand the price and terms before you offer

Price is one lever out of many. We review the offer price, the inspection terms, the risk that the appraisal could be below the offer price, the closing date and when you actually get the keys. Each choice can affect the seller’s response and your financial risk.

Inspect, negotiate, close

I am there for the inspection, I help you tell the deal-breakers apart from the small stuff, and I stay on the lender and title company until the keys are in your hand.

First time buying?

You are allowed to ask the basic questions.

Escrow, earnest money, PMI, contingencies, closing costs — nobody is born knowing any of it.

I will walk you through the real estate process, tell you what is normal and what is not, help you identify questions for your lender, inspector, title company or attorney, and never make you feel silly for asking. Ohio has first-time buyer and down payment assistance programs a lot of people never hear about — ask your lender whether you qualify.

And if the honest answer is that you should wait six months and save a little more — I will tell you that too.
